Minutes of the Deer Creek Homeowners Association of Livonia Board of Directors Held at Diane Tsaprazis’s house May 12, 2010 Approved July 14, 2010 Present: Denny Behrendsen, Bob Moore, Dave Wood, Walt Gerstner, Bob Ellis, Connie Vokal, Sylvia Leski, and Diane Tsaprazis (8). Minutes: Diane read the minutes of 2-21-10 which were approved with one change. Diane also read the minutes of the 4-13-10 annual meeting which were reviewed with a few changes; they will remain a draft until they are approved at the 2011 annual meeting. Treasurer’s Report: Dave distributed a current financial report showing 140 paid homes generating dues income of $10,500 and donations of $300; one additional home paid subsequent to the report. We need 16 more paying homes to meet our forecast; 23 paid last year that have not paid so far this year so we will likely meet our goal. Dave will send a reminder letter to unpaid homes. - Water Expenses: We incurred a $500 expenditure that was not forecast because we received letters from the Detroit Water Dept. requiring certification of backflow preventers on each of our island water meters. A certified plumber had to inspect all 9 meters by May 14th or water was to be turned off. Wayne County hired a company named Metro Hydro to certify their meters. The lowest cost plumber we could find was a Northville based plumber. Walt went to our City Hall to get a permit for a tree (below) and coincidentally, spoke with Paul St. Henry of our Public Works Dept. who told him of an upcoming meeting discussing the meters. At that meeting, it was decided that the meter certification would be deferred for a year. We will not have to re-certify next year if it is required. - Island #5 Tree: We paid $399 for a replacement tree. Walt found a very nice 12’ dawn redwood, deciduous conifer that will grow up to 40’ at Steinkopf Nursery. - Our checkbook balance is currently $7,792. The report was approved. Landscape Work: - Annual Flower Planting: In the past two years, we have used 1/3 white new guinea impatiens and 2/3 purple viburnum at the 8 Mile island. Various sources were discussed. We will plant Friday, May 21st at 10 a.m. - Bretton & Gill north side: Homeowner added rock, additional shrubs and plants along the backside, per Walt. Thank you to the homeowner. - - Bretton & Gill south side: Needs some cleanup too. We will look at on May 21st. - Bicentennial Park entrance work: We will schedule in June.
Website: Denny will call Ansaf and meet at Dave’s house to improve site. Lights: - Denny replaced a bulb at Gill Road. - The west side of Ellen is out now; those high-pressure sodium bulbs are supposed to last 5 years. - Pedestal at Gill Road is broken, but the light still works. Home Sales: Two homes sold recently by realtor Karen Camilleri. A home on Wayne Road up for lease is of concern. Next Meeting: We will see each other at the annual planting on May 21st. Future Board meeting date to be determined later.
