Minutes of the Deer Creek Homeowners Association of Livonia Board of Directors
Held at Diane Tsaprazis’s house March 1, 2009

Present: Denny Behrendsen, Bob Moore, Dave Wood, Ansaf Alrabady, Walt Gerstner, Brian Gulick, Roy Field, and Diane Tsaprazis (8).

Minutes: Diane read the minutes of 1-11-09 which were approved with no changes.

Website:
- The annual website cost is $227.50 ($17.50 for the domain name charge and $17.50/month). Dave and Ansaf suggested a couple of lower cost sites. Our current host is tc3. The domain name is at Wild West. We agreed to wait until the domain name switch is complete and then we will try to find a lower cost carrier.
- Ansaf asked about posting the Deed Restrictions. Denny will try to re-format his document so Ansaf can receive it.
- Dave will send Ansaf the 12-31-08 financial report and future quarterly reports.
- Denny will look for a picture of our front entrance to post.

Mailings: Thank you to Bob & Betty Moore, Walt & Ginny Gerstner and Sylvia Leski for helping Diane with the January dues letter mailing. We will send another notice closer to the annual meeting date.

Treasurer’s Report: Dave reported that 114 homeowners have paid dues, plus sent $325 in donations, generating total revenue of $8,950. There were 49 homeowners that paid last year but have so far not paid this year, so if they pay we will achieve our budget target of 160 paid homes. The 2-28-09 checkbook balance is $9,921. Dave wants to send thank you notes to the fine homeowners that contributed donations over the dues amount.

Landscaping:
- Walt reported that he received a quote from Wally’s Lawn Service for 4 applications of fertilizer for the 8 Mile boulevard for $300, discounted to $270 if we pay by 4-1-09. We used this company last year and paid $90 for 1 application. We approved the discounted amount for the season.
- Walt reported that Owens Landscaping gave us an estimate for landscaping and maintenance on the 8 islands from April 15th through Oct. 31st at $93 per week for 27 weeks which equals $2,511. Adding $300 for mulch and $480 for fertilizer brings the total cost to $3,291 for the year. This amount compares to $5,400 budgeted in the 3 year plan. Walt will obtain quotes from Uncle Froggy’s Landscaping (UF) and another one too.
- We still need a quote from UF for the entranceway maintenance to support our $2,000 estimate.
- Diane questioned if we can still afford future major projects if we provide island maintenance. The other Board members said we can save gradually for other long-term projects.

Solicitation: A homeowner used our telephone directory to send a business solicitation letter. We will try to find the letter and then Denny will draft a response.

Annual Meeting: Diane will forward the agenda to everyone for review. Denny reported that John Walsh, our neighbor and new State Representative, sent us a letter stating he is available for meetings. We discussed that we would like him to attend our meeting. Diane will make 50 copies of the agenda, 2008 minutes, and financials.

Car Complaint: The City addressed the problem.

Holiday Decorations: Bob took down the wreaths. Denny and Bob will remove the deer when the ground thaws; Denny will store them.

Telephone Directory: Diane discussed that we only have 4 paid advertisers compared to 9 last year. We are obligated to stay with Cathedral Directories, subject to a 12 month notice requirement.

Water Pressure: Brian reported that it is the same and he would like some improvement. Denny is monitoring his pressure and it has been constant since mid-December at about 60 psi. We would like the 8 Mile spur built. Denny will set up a meeting with the City regarding water and roads.

Sprinkler Systems: Dave will call the City about April 15th to have them re-install the meters. There is also a leak we need to repair before the season begins.
