Minutes of the Deer Creek Homeowners Association of Livonia Board of Directors
Held at Diane Tsaprazis’s house July 14, 2010

Present: Denny Behrendsen, Walt Gerstner, Bob Ellis, Connie Vokal, Sylvia Leski, Dave Wood, Bob Moore, and Diane Tsaprazis (8).
Minutes: Diane read the minutes of 5-12-10 which were approved with one change.
Treasurer’s Report: Dave distributed a current report showing 143 paid homes generating dues of $10,725 plus $300 in donations. There were 20 homes that paid last year that have not paid so far this year. A reminder notice will be sent. Our expenses to date total $5,721.50, of which $3,535 was for interior island maintenance. The negative variance of $500 is due to the unexpected requirement of having a plumber certify our island water meters as noted in the minutes of our 5-12-10 meeting. Our current checkbook balance is $7,018.05. The report was approved.
Landscaping:
- Island #5 replacement tree installed; we paid $399 for the tree.
- Walt reported he has received many favorable comments and thanks for the new professional island regular maintenance.
- Island #6 needs sprinkler adjustment per Connie. Walt said the valve was stuck until last Sunday. Dave will make the adjustment and reset the timer.
- Island #1 was fixed by a homeowner with some new sprinkler heads and fixing the valve. Thank you to the homeowner.
- Bicentennial Park Entrance: Dave purchased $95 of materials. Dave will try to remove the corner posts and then call us for help with the improvements.
- 8 Mile Island: at our annual flower planting on May 21st, we planted 3 flats of new guinea impatiens and 5 flats of purple ageratum from the Northville Flower Market. Connie has applied fertilizer and also displayed flags recently. Denny suggested we rejuvenate the roses. Connie recommends pruning them now and also said the daylily stalks should be removed.
- Bretton & Gill south side: Walt and Bob Ellis greatly improved the area by arranging stones donated by the homeowner; we need about 8 more stones per Bob. Walt & Ginny also trimmed the area recently.
Website: Denny will send Ansaf an email to get together. Our goal is to improve the site by the end of the year and then consider another host. Our prior webmaster, Harry Rodgers, may have the picture we used to have on the opening page.
Lights: Denny reported a problem on the west side of Ellen. He will take the light to the store to try to replace a part. Dave reported we have $186 available in the budget for electrical repairs. Dave offered to help. We decided to not change the pedestal at Gill Road for now because the light works fine.
Welcome Committee: Sylvia reported that we do not know when a renter moves in. Dave is aware of one renter and will send the address to Sylvia so that she can have someone on the committee visit with a welcome bag, including the deed restrictions. We discussed two homes that have new owners.
Home Maintenance: We discussed several homes that need exterior repairs and landscaping.
