Minutes of the Deer Creek Homeowners Association of Livonia Board of Directors
Held at Sylvia Leski’s house November 16, 2008

Present: Denny Behrendsen, Bob Moore, Walt Gerstner, Sylvia Leski, Brian Gulick, Roy Field, and Diane Tsaprazis (7).

Covenant Summary: Denny reviewed the summary and gave a few clarifications to Diane. This document will be included in the January 2009 annual letter.

Minutes: The minutes of 10-5-08 were read by Diane and approved with a few changes.

Treasurer’s Report: We reviewed a 10-31-08 financial report showing a checkbook balance of $2,905.69. A new page prepared by Dave Wood shows the detail of our checking account transactions. The water bills for the 2008 season have still not been received from the City.

3 Year Plan: Bob, Walt and Dave will meet in January to prepare this report for our upcoming annual meeting. We have not yet received an estimate from Uncle Froggy’s Landscaping (UF) for the maintenance on the 8 islands.

Annual Meeting: Thursday, January 29, 2009 in meeting rooms A & B of the Civic Center Library.

Next Meeting: January 11, 2009 at 4 p.m. at Sylvia’s house.

Website: Denny reported that he and Ansaf Alrabady registered with the new web host. The content needs to be updated. We discussed keeping 12 months of Board minutes at the site. Walt will review the Island Maintenance information. We could do an email newsletter in the future using a blind list of email addresses. We decided we are not ready for this step yet. We could put a note on the dues coupon to inquire if homeowners would be interested in a newsletter and collect email addresses.

Landscaping:
-Walt reported we are waiting for UF to give us an estimate of the maintenance costs.
- UF charged us $100 to blow out all 8 island irrigation systems (1 – 2 zones per island).

- For the 8 Mile sign areas, UF previously gave us an estimate of $765 for removing the pachysandra and replacing it with all sod, or $925 to put in ½ sod and ½ egg rock. Denny pointed out that we need to protect the lights with any new landscaping plan.
- In the 2009 3-Year Plan, we will include spring cleanup of the 8 Mile entranceway.
- Bob reported that Werner Landscaping blew out the irrigation system on the 8 Mile Island.
- Regarding the water leak at Island 1, the valve needs to be taken out from the box and rebuilt or replaced.
- Dave replaced the light at Gill and Bretton.

Fall Clean-up: Held on October 18, 2008. Four people showed up to help: Bob, Walt, Diane & Pete Tsaprazis. In April 2009, the grasses will need to be cut down.

Neighborhood fire: There was a fire at the house on the northwest corner of Ellen and 8 Mile.

Water Improvements: Denny will call Kevin Roney at the City to find out the status of the 8 Mile water main improvements.

Maintenance Complaints:
1. House at north corner of Bretton & Gill: A pool maintenance company was there and the grass has improved.
2. There are about 4 homes for sale in our neighborhood.
3. Car in driveway: The car was licensed in 1996. Denny will check with Ordinance Enforcement. If they cannot do anything, we could send a letter based on our deed restrictions.
4. Home on Wayne Road: The backyard is still a mess following a flood in the basement. We will need to address this issue in the spring.

Christmas Decorations: Bob saw trees for sale at Target, with 3 trees costing a total of $150. Bob asked about getting deer figures also, which we approved.

Holiday Gathering: Board members and their significant others are invited to the Moore’s home on December 7, 2008.

January 2009 Mailing to all Homeowners: Diane will mail the telephone directories with the annual dues letter which will also invite residents to the annual meeting. Diane & Denny will discuss the letter at the beginning of January, with Diane to prepare a draft letter to email to the Board for review.
