Minutes of the Deer Creek Homeowners Association of Livonia Board of Directors Held at Diane Tsaprazis’ house June 29, 2011 Reviewed 7-26-11 & 9-7-11
Present: Denny Behrendsen, Connie Vokal, Walt Gerstner, Dave Wood, Bob Moore, and Diane Tsaprazis (6).
Minutes: Diane read the minutes from 5-11-11 which were approved with no changes.
Treasurer’s Report: Dave distributed a current report showing 147 paid homeowners (one paid only $25) plus $410 in donations resulting in total income of $11,385. With $3,957.05 spent to date plus our beginning balance of $3,553.87, our check book balance is now $10,981.82. We are ahead of last year and do not anticipate any problems.
Gill & Bretton Sign: Dave fixed the southern sign by making a cleat of Trex material at no cost to us. Ginny & Walt Gerstner trimmed the bushes on the south side. Thank you to Dave, Ginny & Walt! The homeowner on the north side trimmed the sign area bushes.
Street Signs: Denny will contact the consulting company, OHM. Dave prepared a map of Deer Creek showing sign names that would be needed. Someone drove up into the sign on the 8 Mile Island. We need to slide the ledger stone back into place and adjust new annual flowers. The City may disturb plantings when they repair sign.
Annual Planting: We used 4 flats of 4” white New Guinea impatiens & 4 flats of purple ageratum purchased by Denny using Dave’s truck at the Plymouth Market from vendor Prielipp Farms & Greenhouse. Even though we had a bit too many purple flowers, we should get the same amount next year. Sylvia bought a new rose bush for 8 Mile island which Dave & Denny planted. Sylvia trimmed the roses. Denny recommends we pull thistles soon too.
Interior Islands: Last week, Walt turned on all sprinklers & set timers for 15 minutes every other day. Dave said it may be tough to specify how we want the same quality work for other bidders. Denny recommended Metro Grounds to a couple of homeowners. Bob said he will trim burning bushes at Bicentennial Park entrance. Walt said homeowner on east side had his landscaper do it last year.
Meeting Signs: Prior frames came from a realtor not in area any more. Denny checked Home Depot & didn’t find anything suitable. Denny will call realtor who does a lot of business here to find out if she might provide sign frames, perhaps in exchange for advertising. Sylvia made the existing “weeding party” signs, but the meeting signs were made professionally.
Home Sales: We discussed recent sales. It appears that prices are improving.
Email Newsletter: Dave said Karen Wood recommends we send quarterly. We recommended maybe only 2 or 3 times a year. Karen prepared an extensive list of possible subjects. Photos are possible. Homeowners could submit input. We will send with hidden email addresses. We collect email addresses as dues are paid. Karen recommends 1st issue for January 2012. Denny has some newsletters from our early Board called “Deer Tracks.” Karen recommends Board approve issues before publication. Website: Dave will follow up on getting professional help. Dave will meet with homeowner Ansaf Alrabady & possibly Denny to pare down content and turn it over to Google site. Diane recommends we put website on hiatus until we post 1st newsletter.
Letter to Homeowners of Unpaid Dues: Dave distributed a proposed letter. We will use the Misc. budget line of $158 for mailing expenses. We will review again & mail in September.
Poor Home Maintenance: - Corner home with unfinished garden beds - Home on Ellen has excessive weeds and dog waste Denny will prepare letters to these 2 homeowners quoting our Deed Restrictions. A couple of other homes may need attention too. Dave recommends Walt ask Steve at Metro Grounds for landscaping tips to improve properties. Many homes are looking bad, especially those homes with new owners with large established garden beds.
Street Signs: Per Connie, Sylvia said a few homeowners painted the silver posts to black. Denny said new posts are breakaway type with a rectangular shape & holes in them. Connie recommends black gloss Rustoleum paint.
Commercial Vehicle: Denny will contact a certain homeowner about a vehicle violating our Deed restrictions and the City’s Code.
Next Meeting: Tuesday, July 26th at 2 p.m. at Dave’s house.
