Minutes of the Deer Creek Homeowners Association of Livonia Board of Directors

Held at Walt Gerstner’s house July 26, 2011

Present:  Walt Gerstner, Denny Behrendsen, Dave Wood, and Diane Tsaprazis (4).  Lacking a quorum, which according to our Bylaws is a simple majority of our eight members, this meeting will be for review purposes only.

 

Minutes:  Diane read the minutes from our last meeting on 6-29-11.  They were reviewed with a few corrections.  They will be presented for approval at our next full meeting.

 

Treasurer’s Report:  Dave reported that the electric bill was just received and that the current website company, TC3, is owed although we plan to change companies very soon.   We noted that 2 signers are required on any checks we write. 

 

Website Changes:  Dave prepared and distributed a “Deer Creek Website Discussion 7/26/2011” for our review (copy included in Secretary’s file).  Dave prepared Word versions of our Bylaws and Deed Restrictions.   We reviewed the proposed new site page by page.  Dave will work with homeowner Ansaf Alrabady to publish the updated website under Google’s host server.  We will keep the same website address by paying Network Solutions for the www.deercreek-subdivision.org name (about $40 for 3 years).  Host cost was $232 per year, but now it will be free at Google.  Thank you, Dave, for all your considerable work preparing a new website!

 

Poor Exterior Maintenance:  We discussed how to handle homeowners with very poor maintenance.  Diane suggested that a maintenance reminder be included in the dues reminder notice we plan to send in September.  This idea assumes that the worst offenders are not paying their dues, which needs to be confirmed.  Our Deed Restrictions are very clear that homeowners are responsible for keeping “his lot and all improvements thereon in good order and repair and free of debris.  Good order and repair shall include but not be limited to the seeding or sodding, watering and mowing of all lawns, the pruning and cutting of all trees and shrubbery and the painting or other appropriate external care …”  We will discuss again before any action is taken. 

 

City Info:  Denny emailed Kevin Maillard, City of Livonia Public Works, to get an update on the Street repair plan and the 8 Mile water main.  A response has not yet been received.
